Houses would be eco-friendly
The scheme, lodged by Culsmore Ltd, is for land north east of Maudlin Farm, The Guildens.
A design and access statement, put together by MawsonKerr Architects, states that the proposed dwellings would have three double bedrooms, a family bathroom, en-suite and utility room on the ground floor, while there would be living space on the first floor.

Hide AdIt adds: ‘Both houses include a dedicated plant room due to the ambitions of the applicant to produce a building with high levels of energy efficiency, including MVHR (mechanical ventilation with heat recovery) and solar-renewable systems.’
The report also states: ‘The proposal is to develop a small, contemporary and environmentally-friendly development on land adjacent to existing residential uses in Warkworth.
‘The applicant’s aim is to achieve a highly thermal-efficient standard of development, utilising Passivhaus principles to provide a high level of occupant comfort while using very little energy for heating and cooling.
‘The form of the proposed houses make reference to local agricultural vernacular and are ‘barn-like’ in their proportions and use of material.’

The design and access statement says: ‘Traffic generated from two residential units is likely to be negligible. It is considered that the local road network is more than capable of coping.
‘The development provides off-street parking for two vehicles per house.’
